The owner reserves the right to refuse a reservation or request for reservation as he believes that the lease is not in accordance with the function of the house or B&B.
Also during the rental period, the owner reserves the right to access the
to refuse or deny vacation as the use does not correspond to the function of holiday or if the landlord believes that the lease terms are violated by the tenant or that inappropriate behavior or nuisance is determined, caused by the tenant.
The owner has the right to first down maladaptive behavior of the tenant, it immediately to deny access to the property and to require the tenant to leave.
In any case, and even whether or not prematurely forced exit from the house, the full rental fee will be charged and no compensation paid back.
Number of Guests
The Mansion has a maximum capacity of 6 people (and 2 children of max 2 years old in babybeds). The Dike Farm has a capacity of 4 people. This number should not be exceeded (because of fire and technical insurance reasons). The tenant must specify in advance how many guests he wants to use the property.
Cancel or change the date of stay
Do you want to cancel or change the date of your stay, simply send us an email to firstname.lastname@example.org with your request.
Do this as soon as possible.
General conditions in case of annulation of your reservation of the Manor House:
- Cancellation more than 2 months before the start of the rental period, is possible when choosen a new date
- Cancellation equal to or less than 2 months until the start of the rental period, the deposit paid is non-refundable and therefore fully charged.
Cancellation conditions in case of a reservation in B&B De Zonnebrug Dijkhoeve:
- more than 14 days before the start* of the stay: free of charge
- between 14 days and 8 days before the start* of the stay: the advance will be retained but can be used as a credit for a rebooking
- between 8 days and the start of the stay: the advance will be retained (no credit)
* start of stay = day of check-in
The landlord makes the house clean before and after the stay.
The lessee is nevertheless responsible for the property and manage it as a 'due diligence'. The house is left in the same clean condition in which it was found upon arrival. This means, that the fridge was emptied, the dishes are washed and put back in the cabinets and garbage/empty bottles/paper & cardboard were placed in the appropriate containers.
The tenant does not move furniture.
The Manor and the Dike Farm are non-smoking.
Pets are not admitted.
The lessee shall, during his or her stay care of the property including all utensils, furnishings, furniture, appliances and equipment and leave everything in a well-kept and tidy state at the end of the stay.
The windows of the house should always be closed from 10pm. The tenant takes care not to create noise or loud music or inappropriate behavior in order not to disturb the neighbors.
The deposit will be refunded in the week after departure. If items are missing or damaged, the cost of replacement and / or repair is automatically deducted from the deposit.
The tenant is liable for the consequences of the loss any breakages or damage to the property, established during his stay or at check out. All costs resulting from repairs or replacement is payable at the end of the stay. Any damage or breakage and / or in the building or its equipment must be reported as soon as possible by the tenant to the landlord. If the cost exceeds the guarantee for the damage or pollution inflicted by the tenant, the landlord reserves the right to additional cleaning, repair or replacement costs to be charged and, if necessary, to recover through litigation.
